Market Action Report

October brought an uptick in closings to the Portland metro area. These closed sales (2,487) showed a 13.6% increase over the 2,189 closings posted last October and a 4.6% increase over the 2,378 closings last September. It was the strongest October for closings in the Portland metro area since 2006 when there were 2,503. Pending sales (2,480) cooled 2.8% from September’s 2,551 accepted offers, but were 16.7% stronger than the 2,125 offers accepted last October. New listings, at 2,881, similarly cooled 7.1% from September (3,102) but represented a 13.6% increase over last October
(2,535).

Market Action Report - June 2014

Closed sales enjoyed a solid month this June in the Portland metro area! The 2,617 closings
showed a 4.2% increase over the 2,511 closings from last June. In fact, this was the strongest June for
closed sales in the region since 2007 when there were 2,731! Pending sales, at 2,965, rose 5.7% compared to last June’s 2,804, but fell slightly (-0.8%) compared to the 2,989 offers accepted just last month.
New listings (4,078) were 8.7% stronger than June 2013 (3,751) but fell 2.7% from May’s 4,192.

Real estate activity in the Portland metro area continues to see seasonal gains. New listings (4,192) are up 15.5% over April’s 3,629 and up 9.4% compared to the 3,833 new listings posted last May. It was the strongest May for new listings since 2008, when there were 5,182.

April Action Report 

Seasonal activity was again on the upswing this April in the Portland metro area! Closed sales, at 2,143, rose 15.4% from March’s 1,857 and represented a 0.8% increase over the 2,125 sales closed in April 2013. Despite the small increase, it was still the best April for closed sales in the Portland metro area since 2007, when there were 2,594. New listings (3,629) were up 0.2% compared to last April, when there were 3,623, and 17.4% compared to the 3,090 new listings posted in March. Pending sales (2,825) increased 11.5% from March’s 2,534 but dropped 4.0% from pendings in April 2013 (2,942). There are currently 6,093 active residential listings in the Portland metro area. Total market time in the region fell again to 77 days in April, and inventory again decreased to 2.8 months.

Year to Date Summary
Portland has seen slim gains in 2014 compared to the first four months of 2013. Closed sales (7,141) are up 1.4% and new listings (11,806) are up 1.1% compared to the first four months of 2013. However, pending sales (8,971) are down 3.7% in the same comparison.

Average and Median Sale Prices
The average price the first four months this year was $325,100, up 10.7% from same time in 2013 when the average was $293,600. In the same comparison, the median rose 10.0% from $250,000 in the first four months of 2013 to $275,000 in the same period of 2014.

Buying a House in Portland in 2014: What to expect in Real Estate


Last New Year’s Day, there was still some question about whether the housing market was solidly in a recovery mode. As the year played out, the questions became less frequent.

Home prices made record gains, moving faster than most economists had predicted. Mortgage rates near record lows brought out buyers whose biggest problem was finding a home to buy -- and beating out competing bids. Foreclosures and the percentage of underwater mortgage holders dropped.
